About T.K.

T.K. Frantz, CFA, co-founded M2C in 2023. He brings an impressive 27+ years of real estate, investment banking, and capital markets experience to his role as president and chief investment officer of M2C. Over his career, T.K. has worked closely with a wide range of investors, including pension funds, insurance companies, private equity firms, family offices, and ultra-high-net-worth individuals. He has played an integral role in financing over $2 billion of equity for public and private real estate companies. 
As the founder of two real estate merchant banks, Mr. Frantz has long believed in demographically-driven and thematically-based real estate investing. For the past 16 years, he has emphasized MHC, multi-family, seniors housing, self-storage, and industrial property types. Since 2016, T.K. has focused solely on the MHC industry, raising over $250 million of equity for the acquisition of 34 properties, primarily in the Southeast and Southwest United States. As an exclusive investment banker/advisor, T.K.’s first MHC fund, focused on 3-4-star parks, returned investors a net 17.2% IRR. This hands-on operational experience investing in the sector since 2017 has given him deep insight into and contacts/resources within the business.

Returns on traditional housing and commercial real estate have been compressed due to economic uncertainty and capital market challenges. Notwithstanding the overwhelming need for workforce housing, traditional multifamily developers are finding it increasingly to generate the returns necessary to deliver more units. 
At the same time manufactured housing returns have significantly outpaced those of traditional apartments. The asset class often known as trailer parks, manufactured housing is the most overlooked by investors. In this session, we will explain the sub asset class, how they are not trailer parks, and how investors can enjoy outside returns by investing in manufactured housing communities.
